Replacement Costs & Time Frames

As we approach the new year, it is important now, more than ever, to budget for end-of-life replacements in the home.

Back in 2021, I shared data I got from the National Association of Realtors (NAR) about how long typical household appliances last and what it costs to replace them. With the cost of everything from gas to milk on the rise, I decided to update the list to reflect current pricing.

The new prices are the national AVERAGE cost of replacement including labor according to Google.

  • FURNACE

    • Average Lifespan: 15-20 Years

    • Average Cost to Replace: $6,500

  • HVAC

    • Average Lifespan: 10-15 Years*

    • Average Cost to Replace: $7,500

  • WATER HEATER

    • Average Lifespan: 10-15 Years

    • Average Cost to Replace: $1,200

  • DISHWASHER

    • Average Lifespan: 9 Years

    • Average Cost to Replace: $1,200

  • OVEN

    • Average Lifespan: 13- 15 Years

    • Average Cost to Replace: $1,500

  • FRIDGE

    • Average Lifespan: 13 Years

    • Average Cost to Replace: $2,000

  • WASHER & DRYER

    • Average Lifespan: 10-13 Years

    • Average Cost to Replace: $1,300

  • ROOF

    • Average Lifespan: 20-30 Years

    • Average Cost to Replace: $9,000

    *Due to an environmental law change many HVAC issues that in the past could be repaired must be fully replaced in order to be in compliance with the new law
